Do you cringe when you picture working with a real estate agent? Does the thought literally turn your stomach? You’re not alone!
Though the National Association of REALTORS seeks to improve knowledge and credibility of agents through educational and credential programs, there will always be agents who either do as little as possible, or who decide to not stay educated about current best practices.
What should you do? Sell it yourself? Do you have the time and resources for that? Nothing is free, including the use of an attorney to simply close the sale in the absence of a great agent who diligently and creatively markets your property. You will be taking on in your “free time,” the tasks that some really great agents do regularly and more expediently.
And how about buying? State laws differ, but in Alabama, our laws favor the seller in buyer/seller disputes. What can you do about that? The answer is always to hire a buyer agent. In most transactions, the sellers pay their agent, who splits the listing brokerage fee with any buyer agent who contractually represents the buyer of that property. What does that mean to you? It means your buyer agent probably works for you without you having to pay for the service. It’s wrapped up into what you’re paying for the property anyway.
All that says you should hire an agent, but PLEASE hire one who diligently works for you and minimizes the stress you have over buying or selling. One who explains things to you, and who makes you feel comfortable asking all your questions about the process, and about the real estate and legal jargon in the contracts.
