You’ve been looking at homes, now what?
Now that we’ve started looking at houses, it’s time to discuss the next step.
So, we’re looking at homes, finding something that might appeal to you, and what’s going to happen is when we find the one that you think you want to make an offer on? At this point, you would like to put in writing:
1. We want this house
2. How much you’re willing to pay
3. How you’re going to get that financed, and
4. About how long it’s going to take to close the sale–and I will help you with that!
The next step is the seller agrees to it, or they send you a counteroffer. That says, “Well, we like your offer, but maybe we would like to tweak that just a little bit, do you agree?” When everybody has agreed on all the details, and we have every initial beside every change, we’re now “Under Contract.”
At that point, we’re going to call an inspector to come in and look that house over, top to bottom, left to right, and find out every little detail about it and tell you!
Bear in mind, we’re looking at used homes so they are not going to be in absolutely new condition. There will be things that are scuffed and scraped. There may be things that need to be repaired. So that’s when we’re going to write up a Repair Request for our top few things that need to be done. We send that over to the seller and they generally agree to do it, or they’ll agree to do most of it–most of the time.
Then we check off on that part and the lender will order the appraisal. The appraiser comes out and determines the value, and the lender works on getting your package of information ready to submit, finalize, and close the sale.
